Our Building Story
Although we tried to do as much of the work as possible ourselves, inevitably we needed a team of experts. We were lucky to be able to use so many talented, local people from the architect to the bricklayers, the joiners, to the plumber and electrician.
- We bought the land from Glen Wilson of Nobles Ltd in August 2019. It had planning permission, but it was problematic due to the poor soil and proximity to the railway line. So a lot of time was spent doing soil surveys and taking advice from our structural engineer (Ciaran Mcateer from GGP) on the best way proceed. We then spent more time producing RAMs and other pre commencement documents.
2. It wasn’t until October 2020 – over a year – that we were able to make a proper start. Here our site engineer (Peter Wilcox) and supervisor (Sam Wilcox) are setting out the locations for the concrete piles before any site work commences.
3. In November 2020 Harry from Westbuild used a special mini piling rig that satisfied Network Rail to drive over 50 piles into the foundation. The ground vibration had to be monitored to safeguard the nearby railway line.
4. To increase the size of the house and the back garden we altered the planning from the original layout, this will benefit the occupiers for a happier stay. Westbuild the piling contractors worked tirelessly to maintain prgramme and allow the prgress of the heavy duty foundation details
5. This photograph shows the top of the piles peeping out of ground level. These concrete piles ensure the flats and house will remain insitu for years to come, without settlement. Every detail has been considered to increase the longevity of the building designs.
6. In early 2021 our civil engineering contractors Eastwood Civils from Reedness helped dig the foundations. The extreme depth of the piles and wet weather all combined to make this a long, difficult job.
7. Experienced steel fixer, Stuart Forrest, then built the complex re bar foundation cage which was lowered into the ground by family members prior to the concrete being installed.
8. This photograph shows the foundation blocks being laid on top of the concrete foundations. The blocks are laid and the concrete beams then span over them. Blocks were supplied from local manufacturer Plasmor based in Knottingley.
9. The team then laid the concrete beams which spanned the foundations and within which blocks were placed to form the base beneath the sub floors.
This process took approximately two weeks to carry out and was done whilst ensuring the local residents were not disturbed.
10. By April 2021 our incredible bricklayers Tim Jackson and Paul Harrison from Howden, were hard at work. As per the terms of our planning permission the bricks had to match the previous development. Sam Wilcox inspected the bricks at the merchants before they were delivered to site to eliminate any chance of error.
11. The photo shows the profiles located where the windows and doors will later go. Great thought went into the natural light going into the flats, reducing cost for tenants and helping the environment. When the walls were erected to head height, the first lift scaffolding was erected.
12. By May 2021 the blockwork inside of the flats was taking shape. These structural walls will support the weight of the building. The thermal insulation of the blocks will minimise heating costs for future tenants and reduce the carbon footprint of the occupied flats.
The yellow at the bottom of the photograph is the Kingspan insulation which will further improve energy efficiency.
13. In June 2021 the first floor joints were fixed in place: a monumentous occasion for the construction team. Expert telehandler driving from Sam with guidance from Abbie meant that the joists were moved to the correct locations in record time over the weekends. These joists had a high thermal value as well as a special coating designed to protect from fires and keep residents safe.
14. On top of the joists the first floor sub floor was then placed. Again the materials selected were fire-rated and extremely well insulated. It is expected that the quality of this build will save money on heating bills for the lifetime of the building – an important consideration when the cost of energy is increasing.
17. The roof trusses were then installed for the top roof.

New Build Goole Flats Recycles Building Waste
Rather than skip/ send waste building materials to landfill, we try to recycle where possible. One way that we are using waste bricks and blocks from the construction phase is by re-using them as a road foundation for a different building project that is very close by.

Minimising Transport Miles
The Old Sidings, Goole, is mindful that the number of delivery miles that our building materials travel to us should be minimised. We therefore ask our suppliers to send our orders as bulk deliveries from local warehouses rather than multiple deliveries of smaller amounts.
The majority of the people involved in the project – from the bricklayers, to the architect, the joiners to the site management – are local so making few miles too and from site.
Today our specialist roofing contractor started tiling The Old Siding’s top roof. There were lots of materials to lift up then felt and latts had to be installed before the tiles themselves.
